We conduct a detailed Site Survey to establish the existing conditions incorporating the following disciplines
We conduct a detailed Site Survey to establish the existing conditions incorporating the following disciplines: Architectural, Mechanical / Electrical Engineering, Structural Engineering, and Civil Engineering as required. Upon completion of the Existing Conditions Survey, a Feasibility Study Report is issued and includes recommendations for all disciplines to inform the client of schematic design issues considered in the initial phases of the project.
The following issues are addressed in the Feasibility study when investigating existing buildings:
  • Civil Zoning code review
  • Parking requirements
  • Current traffic flow of site
  • Site drainage and overall building size and location on site
  • Potential wetlands possibilities
  • Site lighting
  • Existing vegetation
  • Architectural Exterior architectural elements
  • Façade integrity (i.e. Condition of brick, metal panel, exterior insulation system)
  • Window and door conditions
    Roof condition (including flashing and penetrations)
  • Exterior and roof insulation condition
  • Interior architectural elements
  • ADA requirements
  • Wall, floor and door conditions, dimensions, and locations
  • Notation of all existing interior finishes
  • Ceiling conditions and heights
  • Full dimensions of any existing interior partitions
  • Exiting and fire suppression Plumbing, Electrical, and Mechanical
  • Toilet facilities
  • Drainage and supply
  • Size of existing electrical service
  • Telephone service (copper vs. fiber optic cable)
  • HVAC - units and load capabilities of existing supply and return locations
  • Lighting fixtures and switches,
  • Existing building ground
